Five steps to your keys.

  1. 1

    Book a viewing Coming soon

Tell us how many bedrooms you need, when you want to move, and a few times that suit you. We confirm a viewing by email and show you the suites available for your date. Viewings open soon; join the waitlist and we will tell you when you can book.

  2. 2

    Apply online

About ten minutes, and no fee. Every adult who will live in the suite and sign the lease fills in their own application.

  3. 3

    Screening

We contact your current landlord and employer and review your credit, either through a report we obtain with your consent or one you provide. We tell you our decision by email.

  4. 4

    Sign the lease

We go through the lease with you before you sign it: the rent, the term, what is included, and the building rules. You pay your security deposit at signing.

  5. 5

    Move in

We walk through the suite with you and complete the move-in inspection report together, then hand over your keys.

What to have ready.

To apply

It takes about ten minutes. Have your current address and how long you have lived there, contact details for your landlord and employer, your monthly income, and an emergency contact.

To sign the lease

Government photo ID, and proof of income such as recent pay stubs, an employment letter, or a statement of pension, benefits or student funding.

To move in

Your security deposit at signing, and your first month’s rent on or before your move-in day. Tenant insurance from your first day is strongly recommended.

Deposits, inspections and notice.

These come from Alberta’s Residential Tenancies Act, and they protect you as much as us.

Security deposit
No more than one month’s rent, held in a trust account. Returned within 10 days of move-out, less only deductions set out in a written statement.
Inspections
We inspect the suite with you within a week of moving in and again within a week of moving out. You get a copy of each report.
Entering your suite
At least 24 hours’ written notice, and only between 8 a.m. and 8 p.m., except in an emergency.
Ending a tenancy
On a month-to-month tenancy, give written notice on or before the first day of a month to end your tenancy on the last day of that month. A fixed-term lease ends on its end date without notice.

Asked often.

Something else on your mind? Ask us

Is there a fee to apply?

No. Applying is free.

Who needs to fill in an application?

Every adult who will live in the suite and sign the lease. Children do not apply; the application simply asks how many will live with you.

Will you ask for my Social Insurance Number?

No. We never ask for it; a credit check does not need it. If you ask us to obtain your credit report, the application asks for your date of birth, and we use it only to match the report to you. You can provide your own recent report instead.

How long does approval take?

Mostly as long as it takes your references to get back to us. Telling your landlord and employer to expect our call is the quickest way to speed it up. We keep you posted by email.

Can I bring my pet?

Tell us about your pet on the application, and we will confirm what is possible before you sign anything. Guide dogs and service dogs are not pets, and are always welcome.

Is there parking?

The application asks how many vehicles you have, so we can confirm parking for you before you sign.

What does the rent include?

Your lease lists exactly what is included and which utilities you set up yourself. We go through it with you at your viewing and again before you sign.

Do I need tenant insurance?

We strongly recommend it from your first day. The building’s insurance covers the building, not your belongings or your personal liability.

How do I pay rent?

By Interac e-Transfer. See how.

How much notice do I give when I move out?

On a month-to-month tenancy, give written notice on or before the first day of a month to end your tenancy on the last day of that month. A fixed-term lease ends on its end date without notice. Give notice online.
