Your first week.
Walk through it with us
Within a week before or after you move in, we inspect the suite together and both sign the report. You get a copy straight away, and it protects your deposit.
Set up what is yours
Your lease lists which utilities are included and which you set up in your own name. Arrange those to start on your move-in day.
Get tenant insurance
The building’s insurance does not cover your belongings or your personal liability. A tenant policy does, and usually costs little each month.
Your home, your privacy.
We come into your suite only after giving you at least 24 hours’ written notice of when and why, between 8 a.m. and 8 p.m., and never on a holiday or your day of worship. The one exception is an emergency.
Rent can go up no more than once a year, and never during a fixed-term lease. On a monthly tenancy we give you at least three full months’ written notice of any increase.
Send a maintenance requestWhen you move on.

1
Give notice
On a month-to-month tenancy, give written notice on or before the first day of a month to end your tenancy on the last day of that month. A fixed-term lease ends on its end date without notice.
- 2
Move-out inspection
We inspect the suite with you within a week before or after you move out, and give you a copy of the report.
- 3
Return the keys
Every key, fob and remote, by the last day of your tenancy.
- 4
Your deposit
Within 10 days of you handing back the suite, we return your deposit with any interest owed, or the balance with a written statement of what was deducted and why. Normal wear and tear is never deducted.
The rules we both follow.
Every tenancy here is covered by Alberta’s Residential Tenancies Act. If we ever disagree about something we cannot settle between us, the Residential Tenancy Dispute Resolution Service can decide it, without going to court.
